All policies are strictly enforced. It is the responsibility of all guests (and members of their party) to be familiar with all policies pertaining to rental, and to verify all dates and other information on their confirmation.
NOTICE: We rent to responsible adults over the age of 21 only. All guests under the age of 21 must be accompanied for the entire stay by a parent or legal guardian.
- RESERVATION PROCEDURES
All rates shown on availability calendar are per night and do not include any applicable taxes or fees. Rates are subject to change without notice.
All reservations at check in will be charged a $100.00 security deposit to cover any excessive cleaning required. You will also be responsible for any damages to the property which will be automatically charged to the credit card(s) on file.
►All reservations made 5 or more days before arrival date require payment of 1night rental fee on stays of 4 days or less. Stays of 5 days or more require 2 nights rental fee at the time of booking to hold reservation.
►All reservations made 5 days or less before arrival date is required to pay full rental amount and fees when reservation is being booked.
►Upon receipt of deposit, a confirmation will be emailed or faxed to you. If you do not have an email address, confirmation can be mailed, however your reservation will need to be made two weeks in advance. It is your responsibility to verify dates and other information. We are not responsible for errors not corrected in advance.
2. PAYMENT OPTIONS
we accept Visa and MasterCard. If you would like to pay your balance with cash we can refund the credit card at check in and replace with cash payment.
All reservations must have a credit card on file, even if paying full amount in cash. Card must match name on reservation.
3. CANCELLATION, RESCHEDULES, CHANGES & REFUNDS
There will be no refunds for cancellation
There will be no refunds or compensation for: Acts of God, Mother Nature, acts of war or government agencies, road maintenance, gas shortages, power outages, TV service outages, internet outages or water outages.
4. CHECK IN / CHECK OUT TIMES
Check in time is at 3:00PM or after. Check out time is at 11:00AM. Please Note: Due to our standards for cleanliness, there is the possibility that your cabin may not be ready right at 3:00PM, especially during peak season. Your patience is appreciated.
5. SPECIALS / DISCOUNTS
Specials are subject to change at any given time. No additional specials or discounts apply with any special. You must mention the special at the time you make your reservation for it to be valid. Specific instructions given on an Internet special must be followed. We will not be able to add or adjust any special after the reservation has been submitted.
6. MAXIMUM OCCUPANCY
The maximum occupancy in the one bedroom cabin is 4. The three-bedroom cabin maximum occupancy is 6. Any child one year old and above is considered an occupant & must be included in the occupancy total. If you are found to exceed the maximum occupancy of your cabin it will result in immediate eviction with no refunds.
The number of guests may not exceed the authorized number of guests as listed per cabin at anytime. (Example: if cabin sleeps 6 people that is the maximum amount of people allowed at this cabin). If you exceed this number you will be asked to leave with no refund. We do not allow any house parties of any kind, no family reunions or gatherings that exceed maximum occupancy.
7) ALL CABINS HAVE:
►TV, DVD, Cable, and Wireless Internet. We do not guarantee any particular channels, as packages vary from cabin to cabin.
►Toiletries & Supplies: Kitchenware, coffee filters, trash bags, toilet paper, paper towels, dish soap, bar soap, kitchen & bath towels, and bed linens.
►Heating & Air Conditioning.
►No Local Phone Service.
►No Indoor Fireplaces: A fire pit is available outside each cabin and wood is provided at $10.00 per load.
►No Gas BBQ Grills.
NO PETS ARE ALLOWED.
NEVER LEAVE ANY TRASH OUTSIDE YOUR CABIN, IT WILL ATTRACT WILDLIFE. Guest must dispose of ALL trash. There is a large dumpster at the exit of the park.
10. ANIMALS AND INSECTS
A professional pest control company on a regular basis treats all cabins. However, your cabin is in the woods and by the water so depending upon the time of year may encounter Deer, Turkey, Ladybugs, Carpenter Bees, Wasps, Scorpions, Ticks, Ants, Chiggers, etc. Guests are encouraged to dress accordingly and to bring insect repellent for outdoors activities. NO REFUND OR DISCOUNT will be offered due to critters.
Occupancy and use of premises shall not be such as to disturb or offend neighbors or residents, including but not limited to; parties, excessive speeding, riding of ATV’s or Off Road Motorcycles/Dirt Bikes, excessive noise and/or obnoxious behavior, discharging of Firearms or Fireworks, etc. Quite time in the park is at 10:00pm. We reserve the right to demand that disruptive Guests vacate the premises, with no refund.
The guests in each cabin should have 2 vehicles maximum.
If you have any difficulties with anything in your cabin during your stay, you must make us aware of it before you check out, so that we may do whatever is necessary to resolve the situation.
In case of a breakdown of any property equipment, guests must notify Bluewater Management immediately to make the necessary repairs. We cannot guarantee; heat, air conditioning, electricity, water, any appliances, cable, television, cell phones, electronics, etc. No refunds or compensation will be given for failure of the above. We reserve the right to enter your cabin as we deem necessary. Our Maintenance staff is available Monday thru Friday 9AM-5PM.
Saturday & Sunday On call for emergencies only.
14. REFUSAL OF SERVICE
We are a privately owned property and reserve the right to refuse service to anyone. All rental properties are leased without regard to race, color, religion, sex, national origin, or handicap.
15. ITEMS LEFT BEHIND
We are not responsible for any items left behind.
